MANAGEMENT CHALLENGES OF GOVERNMENT OWNED GATED COMMUNITIES IN GHANA

The study sought to assess management challenges of government owned gated communities in Ghana by using SSNIT flats gated estate at Borteyman in Accra as the case study. The study relied on descriptive research design, case study and mixed method research approach. Data for the study were gathered from 308 respondents. Two hundred and eighty-eight of the data were gathered through closed-ended questionnaire. Twenty of the data were also based on interviews of estate managers and some personnel at SSNIT flats gated estate. Behavioral factors that were identified as challenges to management of SSNIT flats gated estate included; unprofessionalism on the part of estate management staff. Other factors included; laziness on the part of estate management staff towards execution of their tasks, moonlighting, procrastination and lateness to work. These counterproductive behaviours caused major delays in execution of estate management functions thereby affecting the efficiency and effectiveness of management of SSNIT flats gated estate. Major attitudinal factors which impede estate management at SSNIT flats gated estate included; bad attitude on the part of residents. These attitudes include dumping of refuse indiscriminately around the estate.
